When work starts.
A note, a calendar hour, and a video call are a conversation. Work starts when a written scope names the months, the price, and what you will send. Until that page exists, nobody is hired and no file is changed.
You can stop after the conversation. Stopping does not create a bill for the hour. If a scope is signed and you later stop, the written scope says what is owed for the months already opened.
We do not change a closed year inside the same scope as the month in front of us. An older year is named on its own page, with its own price, or it is left alone.
What you send.
Send what the scope names. A useful first packet is one closing, the split sheet, and the trust statement if earnest money sat with the brokerage. Leave property addresses and buyer names out of the note on this site. Those belong in the file after a scope, not in a public form.
You keep ownership of your records. We keep a working copy so the month can be tied. When the engagement ends, ask and we return or delete the copy. The bank still has the original statements either way.
What the pages are.
These pages describe how a closing gets misread and how a cleaned month is supposed to read. They are not a promise that your file will look a certain way, and they are not a number for a return we have not prepared. Results vary. A picture of a form is not a testimonial.
The calendar is a scheduling tool run by the booking service. Picking an hour shares your name and the hour with that service and with this practice. It does not share your books. The books stay in the file.
If a dispute about these terms cannot be solved on the phone, it is handled in Dallas County, Texas. That is the county of the practice, not a claim that your property is there.
